New Residents

Welcome to Phillips Lofts!

There are a few issues that frequently come up with new owners/residents.

Air-Conditioning
Approximately, 1/3 of the units have air-conditioners. All units from the 1st to 5th floors have been roughed-in for air-conditioning. If your unit doesn't have an air-conditioner, you can have one installed at your cost, as long as you follow the following procedure.

1. Contractor needs to be a licensed HVAC Contractor to install AC units.
2. Notify our property manager.
3. All AC units need to be mounted on anti-vibration pads and secured with bolts to the stands provided.
4. All refrigeration lines need to be adequately supported by and secured to roof blocks.
5. Roof blocks are to be a Quick-Block brand or equivalent which is a UV Stabilized Polypropylene design.
6. The air conditioner needs to be identified with the suite they are connected to.

Fan-Coil Units
Regarding the fan-coil units in your suites, you should read the following article to give you a better idea on how use your fan-coil unit for heat and air-conditioning efficiently and effectively.


If you want to avoid receiving flyers and junk mail, put a label at the front of your mailbox stating "No Flyers Please".

If you are set up on facebook, There is a Phillips Lofts group you can join. The group is a good way to get to know your neighbours and to participate in the Discussion Board. You need to be part of the Edmonton, AB group to join.

Nearly everything else should be able to be found on this website. If there is something missing, please e-mail us and we will try and add it to the website. If you have not already, please fill out the new account opening documents from our property manager and power billing company and forward it to our property manager.

Plumbing
We have a few problems over the years with backed-ups toilets and sinks. Please observe the following guidelines:

- “Feminine hygene products” should not be flushed down toilets, but disposed of with your household waste.  

- Under no circumstances should grease ever be poured down a kitchen sink drain. Grease should be collected in a jar or other container and disposed of with your regular household waste.  

- The waste disposal units installed in the kitchen sinks should be used sparingly. Solid food waste should still be scraped in to your household garbage. Sink disposal units are not to be used as a replacement for this. Over time the pulped waste created by these units will also begin to clog the building’s drainage pipes.  

- Only bathroom tissue (toilet paper) should be used and flushed down toilets, as this is designed to largely disintegrate when it gets wet. Paper towels and other products on the other hand will not fall apart, and may result in blockages in our building’s sanitary piping system.  

- Should you flush your toilet and it does not immediately begin to drain, do not continue flushing it. If it is running continuously, immediately either remove the tank lid and adjust the ballcock or flapper, or shut off the water supply on the lefthand underside of the tank.

- If your toilet is consistently running, ensure that your flapper in the toilet tank is replaced.

Rooftop Patio
NO SMOKING as per the Alberta Tobacco Reduction Act – 2007
(this includes ALL common areas in the building)

Patio hours are 08:00-23:00. Use of the patio outside of these hours
is prohibited.

Please do not transport food or beverages to/from the patio in open glasses or containers.

Please clean up after yourself and your guests; this includes any spilt drinks or food. DO NOT use the planters or rain barrel as a place to put your garbage. Take it with you!

Please put all patio furniture back in place before you leave.

Please be respectful of your neighbours; no loud music or other disturbing noises.

Walking outside of the designated patio area without permission of the Board is strictly prohibited.

You are responsible for the behaviour of all your guests on the patio and in any common area. Please be respectful of other residents in the building who may want to use the patio at the same time.

Please use caution if using any portable grill or BBQ.

The patio along with other common areas in the building must not be used for commercial purposes without prior permission from the Board.

Animals are prohibited on the rooftop patio.

Failure to comply with the above is in violation of Section 36 of the current condominium bylaws and will result in sanctions being charged against the offending unit.

Section 36 of the current bylaws state a resident shall not...

36(2a). use or enjoy the property of the Corporation or the common property in such a manner as to unreasonably interfere with its use and enjoyment by other Owners or the occupants;

36(2e). do anything in respect of his unit, the real or personal property of the Corporation or the common property or bring or keep anything on it that will in any way increase the risk of fire or result in an increase of any insurance premiums payable by the Corporation.

Reserving Rooftop Patio
Groups of ten or more will have to reserve the patio one week in advance with the Property Manager. A $100 deposit to cover potential cleaning costs will be required.

Visitor Parking
We have five visitor stalls behind our building. Stall 94 is private stall. The rules for using these stalls are as follows:

"Visitor Parking is only available to visitors of Phillips Lofts residents for a 24-hour period. Otherwise, a Phillips Lofts owner could be fined or a vehicle towed for one of the following parking violations:

- Owner or resident using visitor parking (only exception is for the owner of the registered vehicle for stalls 75 and 76, which because of inaccessibility, may use the visitor parking stalls during the hours of the Farmer's Market)
- Visitor parking more than four times in a week (Sunday to Saturday)
- Visitor not signing-in
- Visitor parking longer than a consecutive 24-hour period without signing-in again

Fines start at $50 and graduate to $100 and $150 for a second and a third violation (and all subsequent violations), and they will be billed to the owner(s) of the suite in question. Alternatively, an owner of a vehicle in violation of any of the above rules could also have his/her vehicle towed. If the vehicle in violation cannot be identified to a suite, towing will be the only option."

Unfortunately, the majority of vehicles that are fined and towed are those of owners/residents. Also, it is advised that you don't store anything visible in your car, as there is a high correlation between vehicles broken into and vehicles that had visible items in them. This applies equally to both the parkade and parking lot.
