Board Policies
Date denotes when the policy was passed. Please refer to minutes from that date for more information.
Air Conditioners
03/16/06 - To instate the following policy for installing air conditioners.
All air conditioning units installations need to meet the following criteria:
1. Contractor needs to be a licensed HVAC Contractor to install AC units.
2. Notify our property manager.
3. All AC units need to be mounted on anti-vibration pads and secured
with bolts to the stands provided.
4. All refrigeration lines need to be adequately supported by and secured
to roof blocks.
5. Roof blocks are to be a Quick-Block brand or equivalent which is a UV
Stabilized Polypropylene design.
6. The air conditioner needs to be identified with the suite they are
connected to.
If these procedures are not taken, the condo corporation reserves the right
to have the air-conditioner modified or removed at the owner's expense.
Commercial Suites
07/25/05 - The Board will not consider any further conversions of suites
from residential to commercial until new bylaws have been put in place
and the issue has been vetted at a general meeting.
Common Property
01/21/09 - The board defines thermostats as common property.
Elevator
10/17/05 - Elevator Booking Procedure
1. Owner books the elevator with Aim no less than 5 days prior to move.
2. The day prior to the booking, the owner will come into the Aim office to
pick up the elevator and padlock keys. The resident must register that
they have the keys with Aim.
3. On the day of the booking, the resident will hang the elevator pads and
then begin to move items. Moving residents will post a notice near the
elevator to inform other residents that the elevator is in use for moving.
4. Once the move is complete, the resident will return the padding to the
locked storage area and then drop off the keys (elevator and padlock) at
the Aim office. The resident will register confirmation of returning the
keys.
Noise
01/04/06 - Upon the discretion of the Board, a $50 fine will be handed out to
owners of suites creating excessive amounts of noise.
Rooftop Patio Use
06/20/10
1. NO SMOKING as per the Alberta Tobacco Reduction Act–2007 (this includes ALL common areas in the building)
2. Patio hours are 08:00-23:00. Use of the patio outside of these hours is prohibited.
3. Please do not transport food or beverages to/from the patio in open glasses or containers.
4. Please clean up after yourself and your guests; this includes any spilt drinks or food. DO NOT use the planters or rain barrel as a place to put your garbage. Take it with you!
5. Please put all patio furniture back in place before you leave.
6. Please be respectful of your neighbours; no loud music or other disturbing noises.
7. Walking outside of the designated patio area without permission of the Board is strictly prohibited.
8. You are responsible for the behavior of all your guests on the patio and in any common area. Please be respectful of other residents in the building who may want to use the patio at the same time.
9. Please use caution if using any portable grill or BBQ.
10.The patio along with other common areas in the building must not be used for commercial purposes without prior permission from the Board.
11. Animals are prohibited on the rooftop patio.
Failure to comply with the above is in violation of Section 36 of the current condominium bylaws and will result in sanctions being charged against the offending unit. Section 36 of the current bylaws state a resident shall not...
36(2)(a) use or enjoy the property of the Corporation or the common property in such a manner as to unreasonably interfere with its use and enjoyment by other Owners or the occupants;
36(2)(e) do anything in respect of his unit, the real or personal property of the Corporation or the common property or bring or keep anything on it that will in any way increase the risk of fire or result in an increase of any insurance premiums payable by the Corporation.
Reserving Rooftop Patio
08/23/10 -
Groups of ten or more will have to reserve the patio one week in advance with the Property Manager. A $100 deposit to cover potential cleaning costs will be required.
Visitor Parking
Visitor Parking is only available to visitors of Phillips Lofts residents for a
24-hour period. Otherwise, a Phillips Lofts owner could be fined or a vehicle
towed for one of the following parking violations:
- Owner or resident using visitor parking (only exception is for the owner
of the registered vehicle for stalls 75 and 76, which because of
inaccessibility, may use the visitor parking stalls during the hours of the
Farmer's Market)
- Visitor parking more than four times in a week (Sunday to Saturday)
- Visitor not signing-in
- Visitor parking longer than a consecutive 24-hour period without
signing-in again
Fines start at $50 and graduate to $100 and $150 for a second and a third
violation (and all subsequent violations), and they will be billed to the
owner(s) of the suite in question. Alternatively, an owner of a vehicle in
violation of any of the above rules could also have his/her vehicle towed. If
the vehicle in violation cannot be identified to a suite, towing will be the
only option.
